Whether you have a dream home in mind or just want to know what price range is realistic, we'll take the stress out of financing your next home.

Moving usually means juggling a sale and a purchase at once — and a mortgage decision in the middle. The big question is whether to take your current deal with you or start fresh: some lenders let you 'port' your existing mortgage to the new property, and we'll check whether that's an option and compare it against new deals to make sure you're getting the best value.

If your next home costs more, or you want extra funds for renovations, we'll explore your options for additional borrowing and make sure the numbers stay affordable. Different lenders have very different terms and conditions, so comparing across the whole market genuinely matters.

Then we take the paperwork off your hands — managing the mortgage application and liaising with the lender for a smooth approval. And because a move is a big financial commitment, we'll also help you protect it, from life insurance and income protection to buildings and contents cover.

Good questions

The things home movers ask us.

Can I take my current mortgage with me when I move?

Some mortgages are 'portable', meaning they can be transferred to your new home. We'll check whether yours is — and whether porting actually beats the deals available elsewhere. Portable doesn't automatically mean best.

Do I have to stay with my current lender?

No. You're free to move to any lender, and terms and conditions vary a lot between them. We compare options from across the whole market so you can see whether staying or switching gets you the better rate and terms.

What if my next home costs more than my current one?

You may be able to borrow more, either alongside a ported deal or as part of a new mortgage. We'll assess what's affordable and find the most competitive way to raise the extra — including funds for renovations.

Can you tell me what I could afford before I start viewing?

Yes — that's a sensible place to start. We'll look at your income, outgoings and equity and give you a realistic price range, and we can arrange an Agreement in Principle so sellers take your offer seriously.

Who deals with the lender while I'm selling and buying?

We do. We manage the mortgage application from start to finish and liaise with the lender on your behalf, keeping you informed at every stage. One less thing to juggle mid-move.

What insurance should I think about when I move?

Three things are worth reviewing: life insurance to cover the mortgage if the unexpected happens, income protection to safeguard your payments if you couldn't work, and buildings and contents cover for the new home. We'll advise on all three as part of the move.
