Same Day Mortgage Agreement in Principle

You've found the property — the one that feels like home before you've even stepped through the door. In a competitive housing market, securing it usually depends on a step you take before you make the offer: getting an agreement in principle for your mortgage.

What is a mortgage agreement in principle?

An agreement in principle, or AIP, is a pre-approval from a lender confirming how much it would be willing to lend you, based on an initial assessment of your finances. It isn't a guarantee of a mortgage, but it is a solid indication of what you can borrow.

Why it matters

  1. Visibility. You have a clear understanding of your borrowing capacity, so you can narrow your search to homes within budget rather than spending weekends on properties that were never going to work.
  2. A competitive edge. An AIP shows sellers you're a serious buyer with the financial backing to proceed. That can matter a great deal when there's more than one offer on the table.
  3. Confidence. Knowing you have a lender's initial approval takes some of the pressure out of house hunting. You can make an offer knowing the financing is within reach.

How to get one
